Train While Amateurs Complain
While all the amateurs complain, you train. And the result of that will change everything for you.
If you’re a brand new real estate agent, this guide is for you. It answers the question:
“If I were starting over, what would I do and how would I approach the very first 30 days?”
This is based on a very simple premise:
- Get started fast
- Make a lot of money fast
- Get your first deal fast
The Foundation: Commit to Be the Best
When you start day one, your very first step is to commit to be the best.
Why This Matters
This is not for most real estate agents. Most agents are just interested in making a little bit of money doing a deal every now and then. This is for agents who are:
- Committed to greatness
- Committed to being the best in their market
- Willing to do what others won’t
💡 Key Insight: When you commit to be the best in the market at what you do, everything changes about you. And when you change, the way people react and respond to you changes.
What a Rookie Can Bring
The rookies that make it — the ones that win “Rookie of the Year” — they bring:
| Quality | Why It Matters |
|---|---|
| Heart | They care deeply about their success |
| Hunger | They want it more than anyone else |
| Drive | They show up with 120% every day |
| Dreams | They have a vision for their future |
| Determination | They know they have to scrap and fight for everything they get |
What You Can Control
You can’t control:
- Not having stats
- Not having a track record
- Never having done this before
But you can control:
- Showing up with a higher level of commitment than anybody else
- Your passion and intensity
- Your consistency and integrity
Key #2: Train as If Your Life Depended On It
💡 Key Insight: Most agents spend between zero and five minutes a month practicing scripts. If you train the way I’m about to share with you, you’re going to blow everybody else out of the water.
The Professional Athlete Approach
I want you to train the way a professional athlete would train for the Olympics — and do it for the first 30 days.
The Schedule:
| Day Part | Activity | Duration |
|---|---|---|
| Morning | Script practice & role play | 1 hour |
| Morning | Prospecting & lead follow up | 4 hours |
| Afternoon | Script work (advanced) | 2 hours |
| Afternoon | Systems & strategy development | 2 hours |
| Variable | Office/administrative tasks | 1 hour |
| Variable | Appointments & client meetings | 2 hours |
| Total | 12 hours |
Detailed Schedule
7:00 AM – 8:00 AM: Script Practice
For the first hour of the day, do nothing but work on your scripts:
- Chant your scripts out loud (30 minutes)
- Role play with a partner (30 minutes)
Get a role play partner in your office, in our real estate success community, or use a family member or spouse. Just get one hour a day of script practice.
Scripts to Master:
- Prospecting scripts
- Lead follow up scripts
- Pre-qualifying scripts
- Listing presentation scripts
- Objection handlers
8:00 AM – 12:00 PM: Prospecting and Lead Follow Up
Spend four hours prospecting and doing lead follow up.
What to Prospect:
- Your personal circle (friends, family, acquaintances)
- Expired listings
- For Sale By Owners (FSBOs)
- Absentee owners
- Any lead source available
💡 Key Insight: The more people you talk to, the more business you’re going to get. You talk to people, you ask for business.
If you don’t have enough leads to follow up on, spend that time prospecting. If you have many leads, adjust the ratio to include more lead follow up.
12:00 PM – 1:00 PM: Lunch Break
Take a break. Recharge. Prepare for the afternoon.
1:00 PM – 3:00 PM: Advanced Script Work
Spend two more hours working on scripts:
- Prospecting scripts
- Lead follow up scripts
- Pre-qualifying scripts
- Listing presentation scripts
- Objection handlers
How to Practice:
- Chant scripts out loud as fast as you can
- Role play with a partner
- Get through as many repetitions as possible
💡 Key Insight: You’ll spend more time in 30 days learning how to talk to people and what to say than most agents will spend in their first year — or even their entire career.
3:00 PM – 5:00 PM: Systems and Strategy Development
Spend two hours developing and implementing systems and strategies for running your business.
What to Build:
| System | Purpose |
|---|---|
| Lead follow up system | Track and nurture leads consistently |
| Personal circle system | Stay in touch with your network |
| Listing presentation system | Win listing appointments |
| Pre-listing process | Prepare sellers before you meet |
| Transaction process | Manage deals from contract to close |
Watch training videos. Learn how to set up the systems. Create your transaction checklist. Build the foundation for your business.
5:00 PM – 6:00 PM: Office/Administrative Tasks
Spend one hour on “office stuff”:
- MLS (Multiple Listing Service)
- Board of Realtors requirements
- Your office administrative needs
- Paperwork and preparation
6:00 PM – 7:00 PM: Appointments and Client Meetings
Use this time for actual appointments:
- Showing buyers homes
- Listing presentations
- Client meetings
The schedule allows for two hours of appointment time daily (you can flex this based on your needs).
Key #3: Believe You Can Do This
Believe that you can be a massive success — and fast — as a real estate agent.
How Belief Develops
| Step | Action |
|---|---|
| 1 | Commit to be the best |
| 2 | Train like this every day |
| 3 | Belief naturally follows |
💡 Key Insight: There are coaching members who in their first year make $200,000–$300,000. They don’t think like average agents. They train like average agents don’t train. And they believe at a level that most agents don’t believe at.
Mindset Resources
- Read Napoleon Hill’s “Think and Grow Rich” — the cornerstone book for success mindset
- Read other success books to keep your mind focused
- Surround yourself with people who believe in your success
Prepare for Resistance
There will be resistance:
- People in your office won’t understand
- Your broker may not understand
- Your manager may not understand
- Other agents will say: “You don’t need to do that.”
But remember:
Most people won’t do what I’m about to train you to do.
And that’s exactly why you’ll win.
Summary: Your First 30 Days
| Action | How |
|---|---|
| Commit | Be the best in your market |
| Train | Practice scripts 3 hours daily |
| Prospect | Talk to people 4 hours daily |
| Build Systems | Set up your business processes |
| Believe | Trust that you can succeed |
What If You’re Not Willing to Do This?
If you’re just interested in a deal every once in a while and just surviving, you don’t have to do this.
But if you want to be the best and truly succeed in real estate, this is the step.
This is the foundation that will make you unstoppable.
What’s Next?
This video/article covers the foundation. A follow-up video/article will cover:
- How to get your first deal fast
- Specific tactics and strategies for new agents
- How to turn training into immediate results
But remember: If you’re not willing to do the foundation work, it’s going to be slow. It’s going to be harder. It’s much less likely you’ll succeed.
Final Thoughts
“While all the amateurs complain, you train. And the result of that will change everything for you.”
Make the commitment to put this together in your first 30 days. It will put you on a trajectory that nobody else can touch.
You’re closer than you think. The foundation is right here. Now go build it.
