A financial strategy is like the GPS of your money journey. The rich don’t just buy land — they multiply their money with it.
Today, I’ll share how I’ve been able to multiply my money with land banking and how you can too.
What Is Land Banking?
Land banking is basically buying underdeveloped land, leaving it to appreciate without developing it, and making profit from it.
Think about it:
- How Lekki was some years ago
- How Ibeju-Lekki was 15 years ago
It was all full of bushes. A lot of us would never want to go and stay there. But there’s an eyesight for billionaires. They see that that is where the future is going and that is where people will be living.
So they buy it and wait for that place to develop.
💡 Key Insight: The bush that you see today is what a lot of us see as the millionaire asset tomorrow.
Why Land Banking Works: The Economics
Supply and Demand
When God created heaven and earth, He only put a man and a woman in there. Now, 78% of the Earth is water and only 23–25% is land.
From 2 people, we’ve grown to 8 billion people.
- The supply of land is fixed — God is not going to recreate or increase land.
- The demand will keep rising because the number of people living on earth will keep increasing.
💡 Key Insight: There is a supply and demand part that backs up land banking. Because the supply is fixed, the demand will keep rising.
The Covenant of Land
There’s a covenant of increase on land. Anything you put on land will increase.

Even if the house itself is a liability (you have to maintain it), because it’s sitting on land — and land has the covenant of increase — the house will also appreciate.
The 5 Phases of Land
Understanding the phases of land helps you know where the opportunity lies.

💡 Key Insight: In the entire phase, the highest profit is land banking. You can buy land for 1 million and in 3–5 years sell it for 5–10 million.

Real-Life Examples of Land Banking Success
Example 1: The 150,000 Naira Investment
In 2012, I bought a plot of land for 150,000 naira in Ayetoro Iobo.
Today, that land is going for 8–10 million naira.
That’s 66 times the money — without me working, without me doing anything on that land.
💡 Key Insight: A simple 150,000 naira gave 66 times the money. And that’s where a lot of us stopped.
Example 2: Ibeju-Lekki
In 2015, when Aliko Dangote announced he was moving to Ibeju-Lekki:
- Land was going for less than 1 million naira
- In less than two years, it moved to 1.5 million
- Today, those lands are going for 40–50 million naira
Example 3: Matthew Ashimolowo
He bought 900 acres in Mowe about 25 years ago at 50,000 naira each (approx 270 million naira total).
Today, each plot is about 115 million naira.
That’s 54 billion naira.
💡 Key Insight: All of these billionaires don’t get there by overnight. When they start the process, they are really below millionaire status. But as they invest in the asset, the asset does the multiplication for them.
What the Ultra-Wealthy Do

As they make money, they put the money in land. You are making money from your business, but you are not putting it in land. Why?

💡 Key Insight: All of these billionaires, they don’t do it that way. They make the money and they send the money on an errand — to buy more land.
The Missing Component: Consistency
Here’s my personal lesson:

Now I buy between 15 to 100 acres every single year.
💡 Key Insight: Either I am happy or I am not happy, I buy. And it has worked for me.
How to Multiply Your Money with Land Banking
The Compounding Strategy
Let’s say you can put aside 100,000 naira monthly:

- Start with what you can put aside — 100,000 naira monthly, $100 monthly, $500 monthly
- Look for a real estate company that can collect that from you monthly
- Be consistent — Do this every single year
- Don’t stop — Do the same thing the following year, and the year after

- If you can do more, move it to 1 million monthly
- The more you put in, the more you get out
